Services > Assessment > What are some of the reasons why an assessment value increases or decreases?

Assessment increases/decreases were mainly caused by:

  • Finished basement not included in previous assessment values.
  • Other renovations not included in previous assessment values (eg: air conditioner, building additions, garages, major house renovations i.e. new kitchen, flooring upgrades, etc.)
  • Increases or decreases in assessment value may be because of changes with assessment classes as per Saskatchewan Assessment Management Agency (SAMA) manuals. Previous house classes ranged from AA (the highest class) to D (the lowest class). If your house was between an A class of home and a B class of home, you were given a split grade of A/B. However, the new changes with the SAMA manual has these split classes eliminated. Therefore, if you were classed as an A/B class, in 2004 you either moved up to an A class, which will cause an increase, or moved down to a B class, which will have caused a decrease.
  • Decreases are caused by the above or deletions/deteriorations to the land or buildings (i.e. decks removed, garages torn down, house class decreased from a B class to C class).
